Lakewood Industrial Park provided a 270,000 SF distribution warehouse in the middle of a 10 acre site. Careful consideration was given to balancing the existing native material onsite to minimize construction casts. Lowering the building elevation slightly and taking advantage of all available onsite material helped minimize project import. Crushing concrete and asphalt from existing structures yielded and additional 6000 CY of structural fill. Massive underground storm filters and infiltration vaults were installed to handle all of the projects storm water needs. By working closely with the developer from budget phase forward, OSG was able to incorporate many value engineering ideas and provide the project owner with lower construction expenses.
