Old 99 Commercial required numerous value engineered solutions to be economically feasible and constructible. Existing structures requiring hazardous material abatement were eventually used as a local fire department training burn saving on demolition export and dump fees. Soft, moisture sensitive soils required aeration and careful handling through all phases of the construction process. Groundwater posed many challenges with both the native soils and all phases of underground utility work. By using the balanced site approach and taking extra care dealing with the native onsite materials the project was completed below the developer’s budget.
